Denver Real Estate Market Update: Values, Inventory, and How This Cycle Compares to the Last Decade
If you've been watching headlines it probably feels like the Denver real estate market is in a strange place. What we're seeing right now is a shift, not a crash, and not a return to the ultra-competitive frenzy of 2020-2022 either.
Inventory: The Biggest Story Right Now
For most of the past decade, Denver suffered from chronic under-supply. From roughly 2014 through early 2020, inventory was tight, competition was fierce, and buyers often had to waive protections just to stay in the game. Today, inventory levels across the Denver metro area are meaningfully higher than what we've been accustomed to: more active listings, longer days on market, and fewer multiple-offer scenarios.
Translation: Buyers have options again. Sellers have competition again.
Home Values: Flat Is the New Normal
Over the past decade, Denver homeowners became used to steady price appreciation. That environment no longer exists. Prices have largely stabilized, some neighborhoods are flat year-over-year, and certain properties are seeing price reductions. Compared to where prices were 8-10 years ago, values remain significantly higher.
What This Means for Buyers
This is the most negotiating power buyers have had in years: more choices, time to inspect and evaluate, and opportunities for concessions. That said, well-priced homes in desirable areas still move quickly.
What This Means for Sellers
Pricing correctly matters more now than at any point in the last decade. Homes that show well, are priced realistically, and are marketed properly still sell.
The Bottom Line
The Denver market isn't broken — it's resetting. Success today depends on good data, realistic expectations, and smart guidance.
